Asphalt shingle roofs

Shingle roof leak repair in Texas City

Most mainland homes wear asphalt shingles, and most of their leaks come from a few predictable places. Here is how to read the signs, what you can safely check and what a roofer does to stop the water.

What is a shingle roof leak?

A shingle roof leak is any spot where water gets past the overlapping layers of asphalt shingles and reaches the underlayment and wooden deck below. Shingles work like fish scales: each course covers the nails and joints of the course beneath it, and a factory adhesive strip bonds each tab down so wind cannot lift it. When a tab loses that bond, cracks, or goes missing, the protection underneath is exposed.

On a typical Texas City ranch or two-story, the shingle field itself is rarely the first thing to fail across the whole roof. Leaks usually start at a single damaged shingle, a row of popped nails, a worn valley or a ridge cap that cracked. That is good news, because a single point can be repaired without touching the rest of the slope.

The trick is that water travels. It can enter under a lifted tab near the ridge, run down the underlayment, slip off at a seam and drip onto the ceiling ten feet lower. That is why the repair begins with tracing rather than with a tube of sealant.

How is a shingle leak repaired?

Once the entry point is confirmed, the roofer chooses the repair that fits the damage. For a creased or torn tab, they carefully break the seal on the course above, pull the nails, slide in a new shingle, nail it in the correct zone and reseal the tabs so they bond again in the next warm spell. Shingles that are only unsealed but intact can be hand-sealed with roofing adhesive under each tab.

Nail pops are handled by pulling the backed-out nail, driving a new one beside it into solid wood and sealing the old hole under the shingle. If the nail keeps backing out, the deck may be damp or the nail missed the rafter, which tells the roofer to look underneath.

Valleys get attention because they carry the most water. In a closed-cut valley, a short shingle or a nail too close to the center line lets water in, and the fix is often re-cutting and re-laying that section over new valley underlayment. Ridge caps that cracked from age or wind are replaced piece by piece.

When the underlayment or deck is soaked or soft, the roofer opens the area, replaces the damaged decking and underlayment, then rebuilds the shingle courses. In Galveston County, that kind of deck work is exactly where windstorm certification can come into play, so it is worth asking about before the shingles come off.

Warning signs of a leaking shingle roof

  • A ceiling stain that grows after storms, often with a darker ring at the edge
  • Shingles or pieces of tab in the yard after a windy night
  • Tabs that look raised or wavy in low morning light
  • Heavy granule buildup in gutters or at downspout outlets
  • Bald, dark patches where granules have worn off
  • Small bumps in the shingle field where nails have backed out
  • Damp or darkened decking and wet insulation seen from the attic
  • Daylight visible through the roof boards from inside the attic

What causes shingle leaks on the mainland?

Wind is the big one. The bay side of Galveston County gets strong gusts from tropical systems and from ordinary spring squall lines. A gust that peels a tab back for a second can break the adhesive strip without tearing the shingle, and the tab then flutters in every later storm. After Hurricane Beryl in 2024, many roofs that still looked complete had this kind of hidden unsealing.

Heat and sun come next. Asphalt shingles slowly lose their oils and granules under strong summer sun, turning stiff. Stiff tabs crack where they bend, especially when someone walks on them or a limb rubs them.

Installation shortcuts show up in younger roofs. Nails placed above the manufacturer's nailing zone, too few nails per shingle, or shingles laid without starter strips at the eaves all let wind get a grip. These leaks can appear within a few years of a new roof, which is common in fast-built subdivisions.

Trees round it out. Limbs that brush the roof grind granules away, and leaves packed in valleys hold water against the shingles long after the rain stops. Clogged gutters do the same at the eaves.

Safe checks before you call

Keep these checks on the ground or inside. Do not climb onto the roof, and especially not when it is wet.

  • Walk around the house with binoculars and look for missing tabs, lifted edges and dark bald spots.
  • Look in the gutters from a stable ladder on a dry, calm day for loose granules or shingle pieces.
  • Go into the attic with a flashlight, step only on joists, and look for wet wood or daylight above the stain.
  • Trace the stain's outline in pencil with the date, so you can tell whether it grows after the next rain.
  • Take wide and close photos inside and out; they help the roofer and any insurance claim.
Pro tip

Note whether the leak follows wind from a particular direction. A drip that appears only during storms from the southeast narrows the search to the slopes that face that way.

What happens during the roofer's visit

  1. Questions first. The roofer asks when the leak shows, how long it has been going on and what work has been done on the roof before.
  2. Attic inspection. They follow the wet path on the decking to find roughly where water enters.
  3. Roof surface check. On the slope above that path, they lift and inspect tabs, check nails, valleys, vents and ridge caps.
  4. Water test if needed. When the source is not obvious, they run a hose section by section while someone watches inside.
  5. Explanation and scope. You get photos of the cause and the proposed repair in writing.
  6. Repair. Damaged shingles, nails, valley sections or caps are replaced and sealed.
  7. Follow-up. Check the attic after the next storm and call the contractor back directly if anything shows.

What decides how big the repair is

FactorEffect on the job
Number of damaged shinglesA few tabs is a short repair; damage across a slope widens it.
Deck condition under the leakSoft decking must be replaced before new shingles go on.
Roof pitch and storiesSteeper and taller roofs need more safety setup.
Shingle availabilityDiscontinued lines take longer to match.
Windstorm paperworkDeck-level work may need a WPI-8 inspection.

When a shingle leak is urgent

Call promptly when water is dripping during rain, when the stain is next to a light fixture or ceiling fan, when the ceiling is bulging, or when a storm has torn off enough shingles to expose bare wood. In those cases the first job is keeping more water out, often with a tarp, and the permanent repair follows once the roof is dry.

Safety

If water reaches a fixture, switch that circuit off at the breaker. Stay off the roof in wind or rain, and keep everyone away from a sagging ceiling. For a dangerous situation, such as a tree through the roof, call 911.

Shingle leak questions

Can a few missing shingles cause a leak right away?

Yes. Once the shingle is gone, the nail holes and the joint in the course below are exposed. Underlayment slows water for a while, but it is not designed to be the only layer.

Why does my roof leak only in sideways rain?

Wind-driven rain gets under shingle edges that have lost their seal and into ridge or gable vents. Calm, straight rain runs off those same spots without getting in.

Can a roofer match my existing shingles?

Often closely, if the product line is still made. Sun fades the old shingles, so even a perfect match looks newer for a season or two.

Is roofing cement on the outside a real repair?

It is a stopgap. Exposed cement cracks in the sun and traps water against the shingle. A lasting repair replaces or reseals the failed shingle and fixes the cause.

How old is too old to repair?

Age alone does not decide it. If the shingles are brittle, curling and bare of granules across the slope, repairs tend to chase new leaks, and replacement becomes the better conversation.

Do I need a windstorm certificate for a shingle repair?

Small repairs above the deck may not, but work that reaches the deck in Galveston County generally needs a WPI-8 for TWIA coverage. Ask before work starts.
